• 32-story shell & core office tower,
• 42-story mixed use hotel and condominium tower,
• 4-story commercial shell & core podium,
• 6 underground levels of parking and support spaces.

Whole Building Commissioning services per Washington state energy code (WSEC) and Leadership in Energy and Environmental Design (LEED) Enhanced Commissioning requirements, including design review, sequences of operations review, submittal reviews, coordination meetings, site visits, incorporation of commissioning activities into project schedule, witness of major equipment startup, writing and execution of pre-functional checklists and functional performance test reports, back check of testing and balancing (TAB), tracking of observed deficiencies into deficiencies log until closure, witness of Owner training, review of O&M manuals for commissioned systems and incorporation into project systems manual, and LEED review of building operations 10 months after project’s substantial completion. New commissioned systems included heating, ventilation, air conditioning, & refrigeration (HVAC&R); Building Automation System (BAS); domestic hot water; day-lighting; and lighting controls.

Smoke Control special inspection services per International Building Code (IBC), NFPA Standards, and local City of Bellevue code requirements, including design review, sequences of operations review, submittal reviews, coordination meetings, site visits, witness equipment startup, incorporation of smoke control activities into project schedule, witness of major equipment startup, witness of generator testing, witness of fire and smoke damper calibrations and testing, tamper and water flow verification, fire alarm device verification, back check of TAB, building and floor pressurization verification, stairway door force verification, fire alarm control panel (FSCP) verification, FSCP programming verification, tracking of observed deficiencies into deficiencies log until closure, witness of final smoke control acceptance testing with Bellevue Fire Department, and review of as-built drawings for smoke control-related systems.

Building Enclosure Testing services per WSEC, ASHRAE 0-2005, & the National Institute of Building Sciences (NIBS) Guideline 3-2012 requirements, including design review, submittal reviews, coordination meetings, site visits, incorporation of BET activities into project schedule, and blower door testing.
